Property document vetting

Property document vetting is a careful read of the papers for a property before you buy it, rent it out or borrow against it. You get a list of what is in the file, what is missing, and what to ask the seller.

Starting from

Usually ready in

*Conditions apply. The written quote on WhatsApp is final.

What it is

We read the deeds in date order to trace how the property passed from owner to owner, and match names, extents and boundaries across them. We check the encumbrance certificate for mortgages, sales and other entries, and the tax receipts for the current owner's name.

Gaps, mismatches and missing papers go on the list, each with the document you should ask for.

Who it is for

  • Buyers before they pay an advance.
  • Owners before they rent out or sell, to find gaps before a buyer does.
  • Borrowers before they offer a property as security.

What you send

  • The sale deed, and older deeds if you have them.
  • The encumbrance certificate (EC).
  • Property tax receipts, and any other papers the seller gave you.

What you get

  • A list of what is in the file.
  • A list of what is missing or does not match.
  • The questions to ask the seller, and the documents to ask for.

Questions people ask

Is this a legal title opinion?
No. It is a document check. If a bank or a buyer needs a formal title opinion, an advocate gives it. The quote can include one, named with their enrolment number.
Do you visit the property or the registration office?
No. We work only from the papers you send. Our encumbrance certificate guide shows how to get an EC and what to look for in it.
What if I have only some of the papers?
Send what you have. The list tells you what else to ask the seller for.
